Project Overview

The property at 2450 7th St NW is currently being evaluated for development. The proposed project includes 32 single-family attached homes served by a private street down the middle of the property.  

Site Layout and Design

The proposed residential development includes construction of 16 buildings to provide a total of 32 new residential units.  Sidewalks will be constructed on both sides of the new private street as well as on the South side of 7th Street across the project frontage which will provide pedestrian access throughout the development.  

The site plan shown above is a revised concept from a previously shown plan. 

Building Design and Architecture

The developer has envisioned an architectural design that complements the materials, scale, and massing of the surrounding neighborhood. Each building will contain two distinct units, with each approximately 1,700 square feet in size and featuring a cohesive yet varied exterior architectural character. A thoughtful mix of colors and materials will give each unit its own identity while maintaining a harmonious presence within the community.

Each unit will include a garage, kitchen, mudroom, living area, and dining area. The main floor will also feature a front entry, stairway, and powder room. The upper level will consist of a primary bedroom with a walk-in closet and en-suite bathroom, as well as two additional bedrooms, full bathroom, and laundry/linen closet. Depending on site topography, select units may also offer walk-out or garden-level living spaces.
