Multiple Properties on Varsity Dr, Crest Rd, & Collegeview Ave (Z-35-22)
This request is to rezone 16 parcels totalling 4.19 acres from medium to higher-scale residential (R-10) and a residential parking overlay to residential mixed use with an Urban Limited frontage. If approved, this rezoning would allow for an additional 4 stories in height, allow limited retail and services uses in addition to residential uses, remove the parking overlay, and prohibit non-street parking between the buildings and the right-of-way.
Existing Zoning: R-10 (SRPOD)
The existing zoning is Residential-10 (R-10) and the property is in a Special Residential Parking Overlay District (SRPOD). Details on residential districts are in Raleigh's UDO Chapter 2. See UDO Section 5.6.1 for information on the SRPOD.
Proposed Zoning: RX-7-UL-CU
The proposed zoning is Residential Mixed Use-7 stories (RX-7) with Urban Limited frontage (UL) and zoning conditions (CU). See UDO Chapter 3 for more details on mixed use districts. UDO Section 3.4.7 includes details on the Urban Limited frontage.
