The rezoning request would increase the total amount of development allowed on the site by about 60 percent. The allowed height would increase from 7 stories to 20 stories. Buildings would have to be placed slightly closer to the street for more of the site’s frontage on Lenoir Street and Blount Street.

  • Proposed Zoning Conditions: 
    • Prohibit dormitory, fraternity, and sorority; adult establishment; pawnshop; vehicle fuel sales; and detention center, jail, prison land uses. 
    • Require parking structures to have screening over openings. 
    • Require lighting in parking structures to be screened or directed to reduce visibility from exterior.
