The rezoning request will permit townhouses and apartments homes in structures no more than 3-stories tall. The proposed zoning also removes a special zoning district (Roylene Acres NCOD) that limits building height to 2.5 stories, requires a 50-foot front yard setback, and requires detached (single-family) or attached (duplex) housing to be built on 0.46-acre, 100-for-wide lots. Proposed zoning conditions also regulate how internal layout of apartment homes. 

  • Existing Zoning: R-4 w/ NCOD (Roylene Acres) 

  • The existing zoning district is Residential-4 with the Roylene Acres Neighborhood Conservation Overlay District (R-4 w/ NCOD). See UDO Section 2.1 for more details on residential districts. See UDO Section 5.4 for more details on Neighborhood Conservation Overlay Districts. 

  • Proposed Zoning: R-10-CU 

  • The proposed zoning district is Residential-10 with zoning conditions (R-10-CU). See UDO Section 2.1 for more details on residential districts.  

  • The proposed zoning conditions are as follows: 

  • If an apartment building type is utilized, then the apartment building may not include dwelling units that are separated from one another by a horizontal party wall (meaning no "stacked" dwelling units). This condition shall not prohibit a dwelling unit from having multiple stories.
