New Income, Rent, and Sales Price Limits

The Housing Department has published updated HUD Income Limits, program-specific Rent Limits, and Sales Price Limits for 2025. Updated Income, Rent and Sales Price Limits are available on the Department’s Income and Rent Limits webpage.

 

 


 

Completing Emergency Repairs following Storm Damage

As Austinites continue to recover from last week’s storm damage, the Development Service Department (DSD) and other City services are here to help. Area residents may begin emergency repairs to their homes and businesses as soon as they can do so safely. DSD will issue retroactive permits and inspect repairs for your safety. Visit DSD’s Permits for Emergency Repairs webpage for more information about emergency repairs and permitting.

Private Activity Bond (PAB) Deadlines for AHFC/AHPFC 2026 Lottery Inducement

Applicants for 4% Low-Income Housing Tax Credits within the City of Austin may request a Private Activity Bond (PAB) inducement for the 2026 bond lottery from Austin Housing Finance Corporation (AHFC) or Austin Housing Public Facility Corporation (AHPFC) by submitting this application by Wednesday, August 15, 2025. For more information and resources, please see our PAB webpage.

 

Applicants who intend to request a partnership with AHFC as part of the proposed development and/or applicants who anticipate a funding gap and wish to explore financing through the Rental Housing Development Assistance (RHDA) program must submit those requests by Friday, July 25, 2025. To request a partnership with AHFC, applicants must complete a partnership interest form. Updated application materials for a RHDA request will be published in mid-July and available on the RHDA Funding webpage. Applicants requesting an AHFC partnership will be required to submit the updated RHDA application materials along with their partnership request. Applicants who do not meet these deadlines may be ineligible for consideration for PAB inducement.

 

All PAB inducement applicants should be aware of the following: All applicants should thoroughly review the AHFC/AHPFC PAB Program Guidelines for local issuer requirements and fees. Staff will issue an invoice for a required $5,000 application fee upon receipt of the application.

 

 

 


 

Coming Soon: Community Land Trust Solicitation

The Austin Housing Finance Corporation will be offering for consideration a project that will have two components, the renovation of a single-family dwelling and the construction of a new accessory dwelling unit. The two dwellings will be located on the same lot. The dwellings are part of the AHFC Community Land Trust portfolio. The solicitation will be open later this summer.

Passive Building Incentive Update

Austin Energy is testing a new incentive to help address the critical need for sustainable, affordable housing in Central Texas. Participants can earn incentives for affordable multifamily projects that obtain certification from Phius. Research shows that Phius projects are more durable and resilient, reduce energy loads, improve indoor air quality and produce quieter environments. These benefits come from a tighter building envelope and more rigorous design strategies.

Austin Energy will select four to five affordable multifamily projects to participate in this pilot program. To be considered, projects must meet these criteria:

  • Located in the Austin Energy service area
  • In the early stages of project design
  • 100% affordable, averaging up to 60% of the median family income (MFI)
  • Designed as an all-electric residential space

 

Austin Energy will support your project from the design phase through the final inspection. Learn more by registering for an information session on 6/12, and submit your contact information, and a representative will help you get started.

Place-Based Enhancement Program Application Now Available

The City of Austin Economic Development Department recently launched the Place-Based Enhancement Program (PBEP) to help create affordable commercial spaces for small businesses, nonprofits, and creative sectors in underserved neighborhoods. Approved real estate development projects may qualify for annual tax reimbursements in exchange for offering long-term, affordable commercial leases to eligible tenants. Interested developers can submit an Incentive Inquiry Form and learn more.

 


 

City envisions equitable transformation of two key mobility hubs

City Council recently approved the North Lamar Transit Center and South Congress Transit Center Station Area Vision Plans, two documents that provide a roadmap for breathing new life into the two CapMetro-owned properties and the neighborhoods immediately surrounding them.
