Affordable Housing Portfolio Analysis

Austin Housing Finance Corporation finalized its strategy for developing vacant land owned by AHFC or directed by Council to develop as affordable housing. This memorandum to Council summarizes the results of this analysis.  

AHFC’s current partnership portfolio includes over 2,600 units in operation with another 895 units under construction, 850 units in pre-development, and over 110 acres of vacant land to be developed as affordable housing in the future. This analysis focused on eight sites of vacant land totaling to over 38 acres slated to be developed as affordable housing; a large portion of the remaining acreage in AHFC’s land portfolio is being evaluated as part of a joint development effort with Financial Services. Altogether, this analysis suggests that future development on these sites may yield approximately 1,260 to 1,915 new housing units.  

Three sites were identified as priorities for the next round of solicitations for AHFC partnerships:  

  • 6200 Menchaca Road 

  • 4800 Bolm Road 

  • 2908 S. Congress Avenue 

AHFC will be conducting community engagement as part of any future development process and prior to releasing a solicitation. Staff anticipates beginning pre-solicitation efforts, including community engagement and more in-depth yield studies, for these sites in the next two years. Updates will be shared on www.SpeakUpAustin.org/HousingHub in the Explore Housing Developments section.

Mixed-Income, Missing-Middle Townhome Community Opens in East Austin- Mira

We celebrated the opening of Mira, a new mixed-income, missing-middle townhome community. Located in District 3 at 732 Springdale Road, the development offers 12 three-story duplex townhomes, two of which will be four-bedroom homes reserved for households earning at or below 65% Median Family Income (MFI). Additional information about purchasing a home at Mira is available online at www.miraaustin.com.

Mira is located in the Govalle neighborhood and offers 2-, 3-, and 4-bedroom homes with up to 3.5 bathrooms and two-car garage options. All homes range in size from 1,742 to 2,147 square feet. AHFC executed a loan agreement of $240,000 in 2018 General Obligation (GO) Bonds to fund the construction of the two four-bedroom homes. The development also utilized the City’s S.M.A.R.T. Housing Program. 

The development was led by Aus/Bos Social Housing and managed by HomeBase, a non-profit affiliate of Austin Habitat for Humanity. The property was designed by Austin-based architecture firm Plural Office and developed by Pecan Valley Homes, a local residential builder. The development gained letters of support from the Govalle Neighborhood Association and Springdale General. Offering a fresh take on mid-century design, the homes pair modern gables and warm brick with interiors defined by an earthy, refined palette. 

 

 

TAAHP Foundation scholarships open through April 1st!

In 2025, the Texas Affiliation of Affordable Housing Providers Foundation awarded over $200,000 to more than 30 deserving students. We encourage you to inform your residents that all students living in TAAHP member affordable housing properties, regardless of age, who have been accepted to or are attending an accredited university, college, vocational, or trade/technical school are eligible to apply for these scholarships. For more details on the scholarship application process, eligibility criteria, and deadlines, please visit taahp.org/scholarship or scholarship@taahp.org.

Austin Development Services | Permits for Emergency Repairs Following Severe Weather

Austin Development Services is ready to ensure your home or business can be repaired quickly and safely after severe weather damage. Austin Fire | Protection Criteria Manual Rule Change Proposed

Austin Fire is proposing an update to the Fire Protection Criteria Manual that incorporates the 2024 Wildland-Urban Interface Code and local amendments.

If adopted, this amendment will replace Sections 4 Wildland Urban Interface and 7.2.12 Criteria for WUI Code Inspections - International Wildland Urban-Interface Code Inspections.

Austin Resource Recovery | Multifamily properties required to educate on composting

Composting collection at apartments, condos, dorms and other multifamily properties is a newer concept for many Austinites. That’s why the City requires multifamily property managers to actively educate their communities about their composting program. 

If you are manager a multifamily community, you should provide wide variety of education to residents to help learn the what, where, when and how of your composting service. The City provides multifamily properties with educational resources to help ensure you know how to make the most of this required service.
