New Certification Process for Development Incentive Programs
Austin Housing staff are implementing new certification processes beginning August 1, 2026. The changes are in response to Code Amendments. Developers seeking to submit a development application should review the Notice of Process Change available on the Development Incentives and Agreements webpage.

Austin Housing Sales Prices
Austin Housing has published updated affordable home Sales Price Limits for 2026. These prices follow the earlier publication of HUD Income Limits. The Updated Income and Sales Price Limits are available on the Department’s Income and Rent Limits webpage.

The Ivory Opens as Austin's First Carless Condominium Community
We celebrated the opening of The Ivory, Austin’s first carless condominium community, located at 1309 Chicon Street in District 1. In partnership with the Chestnut Neighborhood Revitalization Corporation (CNRC), a non-profit affordable housing organization, the development features 53 residential units and three commercial spaces, with 40 homes reserved for households earning at or below 70% of the median family income (MFI) and 13 offered at market rate.
Funding for The Ivory includes a $4.4 million allocation from the Austin Housing Finance Corporation (AHFC), with $86,345 from the 2022 General Obligation Bonds for pre-construction. The development also received approximately $4.3 million from the Tax Increment Reinvestment Zone (TIRZ) and support from Capital Impact Partners, which included $425,000 for pre-development and a $14.3 million construction loan.

Austin Homeless Strategies and Operations
SOW Community Resource Hub
Austin Homeless Strategies & Operations (HSO), in partnership with the SOW Family Foundation, Endeavors and other community organizations held a ribbon cutting ceremony for the newly renamed SOW Community Resource Hub, formerly known as The Oasis. The Sow Family Foundation is a trusted, community-rooted nonprofit and one-stop community organization dedicated to advancing housing stability, reducing poverty, expanding non-clinical mental health support, improving access to education, and addressing food insecurity among Central Texas’ most vulnerable populations.
The resource hub is now open to anyone in need on weekdays from 9 a.m.-6 p.m. The space hosts professionals such as peer support specialists and case managers to help connect clients with services, offers bathrooms and occasionally serves food. Read more at Home - The Sow Family Foundation .
City of Austin Issues Solicitation for Cold Weather Shelter Operations
The City of Austin's Homeless Strategies & Operations (HSO) announced the release of a Request for Applications (RFA) seeking a qualified service provider to operate and staff the City's Cold Weather Shelter program, including operating three City-owned facilities during weather-related shelter activations.
Through the competitive procurement process, HSO will contract with an experienced operator to deliver comprehensive overnight cold weather shelter services that prioritize guest safety and well-being. The selected provider will oversee facility management, staffing, client support, and emergency response activities to ensure seamless shelter operations during weather activations. The City has allocated up to $900,000 for the contract.
Key solicitation dates include:
• Proposal Submission Deadline: July 7, 2026, at 3 p.m. CST
• Anticipated Contract Start Date: Oct. 1, 2026

Austin Climate Action and Resilience | Food and Climate Equity Grants

The Food and Climate Equity (FACE) Grants program supports a more just and resilient Austin by providing direct funding for community-led solutions that enable transformative change in the areas of food, climate, and resilience. The program aims to uplift the experience of those most impacted by systemic and structural inequities, eliminate disparities in health outcomes, and improve quality of life for all. Non-profits, schools, for-profit businesses, homeowner associations, faith-based groups, grassroots initiatives, and other organizations are eligible to apply for grants of up to $3,000.

Austin Development Services | Faster Building Plan Review
The City of Austin is reducing turnaround times across the board for building plan review. These changes, effective July 1 for Residential and July 15 for Commercial projects, can reduce review times by an average of 59% for residential applications and an average of 43% for commercial applications. No changes to your submissions will be required. Any application or update submitted on or after the effective date will automatically receive the new, faster timeline.
