This would increase the allowable height from 7 to 20 stories, remove the Parking Limited Frontage and establish a bike share station.

Existing Zoning: CX-7-PL

  • The existing zoning district is Commercial Mixed Use-5 stories with Parking Limited Frontage (CX-7-PL). See UDO Section 3.1 for more details on Mixed Use Districts. See UDO Section 3.4 for more information on frontages.

Proposed Zoning: CX-20-CU

  • The proposed zoning is Commercial Mixed Use-20 Stories with zoning conditions (CX-20-CU). See UDO Section 3.1 for more details on Mixed Use Districts. The proposed zoning conditions include:
  1. Prohibition of the following uses: (i) cemetary; (ii) adult establishment; and (iii) detention center, jail, prison
  2. The site plan for development of the property shall provide for a mutually acceptable location on the property, adjacent right-of-way or along the existing Crabtree Creek Greenway Trail, to accommodate a City bikeshare station. The property owner shall provide a station of no fewer than 10 docks, electric-assist bikes to accommodate 1 bike per every 1.6 docks, and installation of all necessary equipment for a functional bikeshare station, prior to issuance of a certificate of occupancy. The "mutually acceptable location" for the bikeshare station shall be determined by the property owner and the City.
