Townsend First Coast Flyer station is located at the intersection of Townsend Road and Blanding Boulevard. The land use is predominately commercial with some industrial and public/institutional and the pattern of development is reflective of land use and zoning.

The Lexus Car dealership on the west side of Blanding Boulevard encompasses approximately 11 acres and employs approximately 70 to 90 people. The United States Postal Service sits on an 8 acre parcel directly across Blanding Boulevard from the Lexus dealership. The employment and consumer base in this area is consistent with the transit riders that could be attracted to using the First Coast Flyer.

Low density residential development is located on the west side of the corridor while medium density residential and multifamily development is located on the east side of the corridor surrounded by some wetlands. They are a number and vacant parcels that are appropriate for increased commercial and mixed-use development. Increasing employment centers in this area would support transit ridership and attract additional housing options.
