This request would allow a mix of residential and commercial uses on a portion of 8151 Glenwood Ave at the corner of Glenwood Ave and Lake Anne Dr. Residential uses would be allowed on 6805 Lake Anne Dr and 8265 Winchester Dr and the remaining portion of 8151 Glenwood Ave. An area along the south of the site would be required to stay forested.
Existing Zoning: NX-3-CU, OX-3, R-2, & CM
The existing zoning is combination of Neighborhood Mixed Use-3 stories (NX-3) with conditions (CU), Office Mixed Use-3 stories (OX-3), Residential-2 (R-2), and Conservation Management (CM). Proposed Zoning: CX-5-CU, R-10-CU, & CM
The proposed zoning is Commercial Mixed USe-5 stories with conditions (CU), Residential-10 (R-10) with conditions (CU), and Conservation Management (CM). Raleigh’s UDO Chapter 2, Chapter 3, and Chapter 4 includes more information about residential, mixed use, and special zoning districts.
The proposed conditions are as follows:
Tract 1 – CX-5-CU
No parking shall be located between building and street
Front edge of building will be within thirty-five (35) feet of right of way of Glenwood Avenue.
Retail gross floor area shall not exceed 35,000 square feet
Dwelling units shall not exceed 100 on Tract 1
Tract 2 - R-10-CU
No building shall be located closer than sixty (60) feet from rear lots of the following properties: 6849 W Lake Anne Drive, 6853 W Lake Anne Drive, 6857 W Lake Anne Drive, and 6901 W Lake Anne Drive
An area of no less than 1.19 acres along the western boundary shall be donated to the city or the Lake Anne HOA for park purposes prior to obtaining a certificate of occupancy of any building on the property.
Building(s) fronting Glenwood Avenue shall not exceed three (3) above ground, occupied stories; this condition shall not restrict any level devoted solely to parking, storage mechanical equipment, utilities, waste collection and/or laundry.
