- The proposed zoning is Residential-1 with Special Highway Overlay District-1 and Falls Watershed Protection Overlay District (R-1 w/ SHOD-1 & FWPOD). - Limit height to three stories.
- Require buildings and recreational fields to be located at least five hundred feet from the I-540 right-of-way.
- Requires development to be subject to the Use of Green Stormwater Infrastructure (GSI) requirements set out in Section 9.5.2.C.3 of the UDO.
- Requires a minimum fifteen-foot wide landscape buffer along the boundaries of certain properties.
- Requires access to the property via an offer of cross-access with adjacent parcels.
- Modifies required block perimeter to 11,000 linear feet.
