This rezoning would allow limite retail and service uses in addtion to residential use. It would also decrease the minimum lot size, potentially allowing for increased density of residential units.
Existing Zoning: R-4

Proposed Zoning: RX-3-CU
- The proposed zoning is Residential Mixed Use-3 Stories with zoning conditions (RX-3-CU). See UDO Article 3.1 for more details on Mixed Use Districts. The proposed zoning conditions include:
Residential density shall be limited to 146 units.
An apartment building type may not include dwelling units that are separated by a horizontal party wall, meaning that dwelling units in the same building must be separated by a vertical party wall. This shall not prohibit a dwelling unit from having multiple stories.
Only those Residential uses that are permitted, limited or special uses in the RX- zoning district shall be permitted on the property.
