2346 and 2350 Wade Ave (Z-40-22)

This requested rezoning would allow for additional service and retail uses in addition to residential. The proposed conditions limit parking, height, and residential density.

  • Existing Zoning: R-10 
    • The existing zoning is Residential 10 units per acre (R-10). UDO Chapter 2 provides information on all residential zoning districts.
  • Proposed Zoning: RX-4-CU
    • The proposed zoning is Residential Mixed-Use 4 stories (RX-4) with conditions (CU). UDO Chapter 3 provides details on all mixed-use districts. The proposed conditions are:
      • Building stories shall be limited to three (3) stories of occupied residential space above a partially submerged parking deck. The parking deck shall not be counted in the 3-story maximum.
      • Total building height shall not exceed fifty feet (50’) as measured in the UDO and as permitted in RX-3.
      • No more than fourteen (14) dwelling units may be developed on the property.
      • At least one (1) parking space per dwelling unit shall be provided.
