Traveling north toward Downtown this segment of Blanding Boulevard continues to have car dealerships. The Tom Bush dealership encompass a 20 acre site. Smaller used cars lots are disbursed on the east and west side of Blanding within the 1⁄2 mile radius from the station. Duval School Board owns the 12 acres site behind the dealership which is the location of the Sadie T. Tillis Elementary School on the south east quadrant of the property.

Low density residential is located on the east and west side of the corridor with some multifamily developments. There is a large amount of vacant parcels in the vicinity of this station that are available for an increase of mixed uses that could include commercial, office and residential.

Ringhaver Regional Park is located approximately one mile east from the Station on Morse Street. The regional park is 576 acres that features a riverfront boardwalk and canoe/kayak launch plus play equipment and picnic areas. The proximity of the park to the First Coast Flyer station provides opportunity to enhance multiuse pedestrian and bicycle trails.
