The request would allow for an increase in potential residential density and a mix of commercial uses not previously allowed. Potential building height would increase to 4 stories in the CX-4-CU district and 5 stories in the CX-5-CU district.
Existing Zoning: R-30 (Wake County)
The existing zoning is Residential-30 District. The Wake County UDO describes this district as residential districts. These districts allow very-low-density residential development in the form of single-family detached dwellings and duplexes. See Wake County UDO Section 3-21 for more details on the R-30 district.
Proposed Zoning: CX-4-CU, CX-5-CU, and RX-3-CU
The proposed zoning is Commercial Mixed Use-4 stories with zoning conditions, Commercial Mixed Use-5 stories with zoning conditions, and Residential Mixed Use-3 stories with zoning conditions. See UDO Section 3.1 for more details on mixed use districts.

Prohibit the following uses: adult establishment, cemetery, detention center, jail, prison, vehicle repair (minor), vehicle repair (major), college, community college, university, school, public or private (K-12)
In the CX-5-CU district:
Prohibit the following uses: adult establishment, cemetery, detention center, jail, prison, vehicle fuel sales, vehicle service, college, community college, university, school, public or private (K-12)
Limit residential units to 400
In the RX-3-CU District:
Limit residential units to 300
