The request would increase the maximum number of homes that could be built, allow for additional housing types to be constructed, require a connection between the development’s internal sidewalk and nearby greenway easement and removes existing zoning conditions that limited height below what the UDO would otherwise allow and contained architectural requirements.
Existing Zoning: R-6-CU, R-10

The request is to remove the existing conditions and add a new zoning condition.
Existing Conditions:
Limit building types to detached home
Limit dwelling units to 43
Require cross-access to the properties to the north and south
Specify right-of-way reimbursement rates
Require a minimum 3:12 roof pitch, require siding to consist of brick, masonry, synthetic stucco or wood, masonite, hardiplank, or vinyl lap siding, and require windows and doors to comprise no less that 15% and no greater than 60% of the front façade
Limit building height to two stories or thirty-five feet
Prohibits parking lots between structures and Cross Link Road
Require a transit easement to be dedicated to the City of Raleigh
New conditions:
Require a connection from the internal pedestrian network for the development to the boundary of the greenway easement required to be dedicated under UDO Section 8.6.1(A). Details regarding this connection shall be shown on the site plan for development allowed by this conditional zoning.
