This requested rezoning would allow for increased residential density and allow for townhomes in addition to single family homes and duplexes.

  • Existing Zoning: R-4
    • The existing zoning is Residential 4 units per acre (R-4). UDO Chapter 2 provides information on all residential zoning districts.
  • Proposed Zoning: NX-4-CU
    • The proposed rezoning is Neighborhood Mixed Use 4 stories (NX-4). UDO Chapter 3 includes information on all mixed use districts.  The proposed condition is:
      • Only the following uses shall be permitted:
        • Residential uses permitted in the R-6 zoning district, not to exceed the density permitted in the R-6 zoning district.
          • Eating Establishment
          • Retail Sales (except Pawnshop,fuel sales, check cashing, lottery ticket sales)
          • Community Garden
          • Plant Nursery
          • Produce Stand
          • Urban Farm
      • A maximum of 1 access point shall be permitted on each of (1) Buffaloe and (2) Old Milburnie Roads
