The rezoning request is for more homes and different types of homes on the property. In the R-4 zoning district only single-family detached homes and duplexes are allowed. The request for R-10-CU would also allow townhomes and apartment complexes. The existing Neighborhood Conservation Overlay District (Oberlin Village), which includes additional site requirements, would be removed.

• Existing Zoning: R-6 with NCOD
  • The existing zoning is Residential at 6 units per acre (R-6) with a Neighborhood Conservation Overlay District. See UDO Section 5.4 for more details on NCODs. . See UDO Section 2.1 for more details on residential districts. 
• Proposed Zoning: R-10-CU
  • The proposed zoning is Residential at 10 units per acre with conditions (R-10-CU). See UDO Section 2.1 for more details on residential districts.
  • Proposed Conditions:
    • An opaque fence or wall, not less than 6 feet tall, shall be installed within 10 feet of the southern site boundary, and a portion of the western site boundary, adjacent to the parcels described on Table A, attached, except where tree conservation area, cross access, or utility easements may be located. Additional exceptions may be made to provide adequate site distance at any intersection or driveway.
