Forestville Rd and Needham Rd (Z-36-21)

The rezoning would allow townhouses to be developed. Minimum lot areas for most types of residential buildings could be smaller. The total number of allowed units would increase by a little over 200.

  • Existing Zoning: R-4, AP
    • The existing zoning is Residential at 4 units per acre (R-4) and Agricultural Productive (AP) with the Special Highway Overlay District-1 (SHOD-1). See UDO Section 5.3 for more details on the Special Highway Overlay District-1.
  • Proposed Zoning: R-10-CU
    • The proposed zoning is Residential at 10 units per acre with conditions. (R-10-CU). See UDO Section 2.1 for more details on residential districts. Conditions:
      • prohibit the following uses: boardinghouse, outdoor sports or entertainment facility, bed and breakfast, hospitality house.
      • limit density to 8 dwelling units per acre
      • prohibit the apartment building type
      • limit an individual Townhouse building to a maximum of 7 units in each building
