This requested rezoning would allow retail uses and services on the parcels currently zoned for residential only. The propsed changes to the conditions would increase the allowable density from 8 to 20 units per acre, prohibit certain uses, a limit facade materials.

• Existing Zoning: R-10-CU 
  • The existing zoning is Residential 10 units per acre (R-10). UDO Chapter 2 includes information on all residential districts. The existing conditions are as follows:
    • The maximum number of dwelling units to be considered on the property shall not exceed eight (8). 
• Proposed Zoning: RX-3-CU
  • The proposed zoning is Residential Mixed-Use 3 stories (RX-3). UDO Chapter 3 details all mixed-use districts. The proposed conditions are as follows:
    • The property will be limited to a maximum of twenty (20) dwelling units
    • The following land uses are prohibited: Rest Home, Dormitory (fraternity, sorority), Cemetery, minor utilities, telecommunications tower, medical uses, remote parking facility, beauty/hair salon, restaurant, retail sales.
    • Facade materials for the proposed building addition will be limited to brick, concrete, masonry, cementitious siding, vinyl, wood, stucco, metal, and/or glass.
