This request would allow for a variety of commercial uses, an increase in height from 3 stories to 4 stories, and an increase in the variety of housing types and number of housing units that could be developed. Proposed zoning conditions prohibit some uses that are otherwise allowed in CX such as adult establishment, vehicle fuel sales, self-service storage, etc., limit the maximum residential entitlement to 80 units, and limit the maximum non-residential entitlement to 10,000 square feet.
