Background

The applicant, True Ground Housing Partners, proposes the construction of a new 10-story residential building consisting of 249 units, 100% of which are affordable housing units. The proposal has a maximum building height of 111 feet and incorporates step-backs on the 5th, 7th, and 9th floors. The proposed density is approximately 183 units per acre, or 277,065 square feet of gross floor area (GFA). Additional project details include:

•GLUP Amendment from “Low-Medium” Residential to “Low” Office-Apartment-Hotel
•Rezoning from “RA8-18” Multiple Family Dwelling District to “C-O-1.5” Mixed Use Zoning District
•249 affordable units
•222 parking spaces (0.84 spaces per unit)
 

The site is located within the boundaries of the Langston Boulevard Area Plan.
