This request would allow for a similar variety of building types and permit development of multi-family townhouses. Proposed conditions would limit the number of bedrooms within each residential dwelling unit to no more than three; limit buildings constructed on-site to two occupied stories; require all structures to be set back at least 45 feet from Avent Ferry Road; and prohibit the apartment building type. They would also prohibit structures on 3321 Octavia Street and 3312 Avent Ferry Road from being demolished before August 1, 2025. The request would maintain the Special Residential Parking Overlay (SRPOD) on-site.
