This request would allow for certain uses currently prohibited by the site's existing NX- zoning. The request would remove the Transit Overlay District (-TOD) from the site. Proposed conditions prohibit or limit certain uses normally allowed in CX- and establish standards for vehicle fuel sales and car washes. 

 

  • Existing Zoning: NX-3 w/TOD 

  • The existing zoning is Neighborhood Mixed Use-3 Stories with Transit Overlay District (NX-3 w/TOD). View UDO Section 3.1 and UDO Section 5.5. for more details on Mixed Use Districts and Overlay Districts.  

  • Proposed Zoning: CX-3-CU 

  • The proposed zoning is Commercial Mixed Use-4 Stories with zoning conditions (CX-3-CU). UDO Section 3.1 for more details on Mixed Use Districts. Proposed Conditions can be found here.
