This request would allow for a variety of commercial uses, an increase in height from 3 stories to 5 stories, and an increase in the variety of housing types and number of housing units that could be developed. Proposed zoning conditions would prohibit some uses that are otherwise allowed in CX such as adult establishment, vehicle fuel sales, vehicle repair, etc.; allow a bicycle and pedestrian connection to Biltmore Hills Park; maintain permanent open space as per the current deed; and allow a dedication along the Garner Road right-of-way for a future bus shelter.
