This request would allow for office, residential, and limited retail uses, or combinations thereof, with building heights up to 5 stories. Compared to existing zoning, it would allow for a greater variety of building types, including apartments and townhomes. Various industrial uses currently permitted on the portion of the site zoned IX- would be limited or prohibited upon rezoning. Proposed conditions would prohibit the following uses: detention center, jail, prison; dormitory, fraternity, sorority; and cemetery.
