This request would allow a building of up to 12 stories and removal of the Prince Hall Historic District Overlay on a site adjacent to the historic Masonic Temple Building.  

  • Existing Zoning: DX-3-UG, HOD-G
    • The existing zoning is Downtown Mixed Use-3 stories (DX-3) with Urban General (UG) frontage and the Prince Hall Historic Overlay District, which is a General Overlay District (HOD-G). Raleigh’s UDO Chapter 3 includes details on all mixed-use districts. For more information on the Urban General frontage, see Article 3.4. For more information on historic districts, see Section 5.4.1.
  • Proposed Zoning: DX-12-UG-CU
    • The proposed zoning is Downtown Mixed Use-12 stories (DX-12) with Urban General (UG) frontage and zoning conditions (CU). Raleigh’s UDO Chapter 3 includes details on all mixed-use districts. For more information on the Urban General frontage, see Article 3.4.
    • The proposed conditions
      • Prohibit the following uses: Dormitory, fraternity, sorority; Adult establishment; Pawnshop; Vehicle Fuel Sales; Detention center, jail, prison; Vehicle repair (minor and major)
      • Specify requirements for any parking structure facades
      • Specify requirements for parapet walls. On all levels where parking is provided adjacent to an exterior wall, all façades shall have exterior opaque walls a minimum height of 42 inches above any finished grade and any finished floor.
      • Require lighting to be designed to reduce light spillage outside the parking
