This request would continue to allow primarily residential uses, but with smaller minimum lot sizes and building setbacks and a greater variety of housing types. Single family houses, attached houses, and townhouses would be allowed in the proposed district. Proposed conditions require lots to be affordable to the 80% Area Median Income and offered to first-time homebuyers, limit entitlement to 30 units, prohibit apartments, require 20% open space, require a 30-ft buffer along Forestville Rd, limit building heights to 2 stories, require a 1 car garage for each unit, and require certain architectural materials to be utilized on house facades.
