This request would allow for additional height on this nearly 27-acre assemblage south of Interstate-40. The proposed zoning would also allow for multifamily housing and limited retail and office use, where it is not currently permitted in existing residential zoning districts. This site falls within a future frequent transit area.
Existing Zoning: R-4, R-6, R-10, RX-3
The existing zoning is Residential-4 (R-4), Residential-6 (R-6), Residential-10 (R-10), and Residential Mixed Use-3 stories (RX-3). For more information on residential districts, see UDO Chapter 2 and for more information on mixed use districts, see UDO Section 3.1.
Proposed Zoning: RX-5-CU
The proposed zoning is Residential Mixed Use-5 stories (RX-5) and zoning conditions (CU), which refers to high scale and higher density residential use. For more information on mixed use districts, see UDO Section 3.1
- Proposed zoning conditions prohibits the following uses: dormitory, fraternity, sorority, boarding houses, cemetery, and outdoor sports facility (>250 seats).
