The existing zoning is Neighborhood Mixed Use 3 Stories (NX-3), Neighborhood Mixed Use 3 stories with Urban Limited Frontage (UL), and Neighborhood Mixed Use 5 Stories with Urban Limited Frontage and zoning conditions (CU). Existing zoning conditions limit the maximum number of bedrooms allowable per unit, specify building materials, limit building height on a portion of the property, and limit the allowable area retail sales, personal service, and eating establishments.
