This request would increase the building height to a maximum of 12 stories. Some vehicle-related land uses would be prohibited, including drive-thrus.  

  • Existing Zoning: NX-3, NX-3-UL, NX-5-UL-CU w/SRPOD 

  • The existing zoning is Neighborhood Mixed Use 3 Stories (NX-3), Neighborhood Mixed Use 3 stories with Urban Limited Frontage (UL), and Neighborhood Mixed Use 5 Stories with Urban Limited Frontage and zoning conditions (CU). UDO Chapter 3 describes all mixed-use districts. For information on the Urban Limited Frontage, see Section 3.4.7. 

  • Existing zoning conditions limit the maximum number of bedrooms allowable per unit, specify building materials, limit building height on a portion of the property, and limit the allowable area retail sales, personal service, and eating establishments. A list of all existing zoning conditions is available here. 

  • Proposed Zoning: CX-12-CU & CX-12-UL-CU w/SRPOD 

  • The proposed zoning is Commercial Mixed Use 12 Stories (CX-12) with zoning conditions (CU) and Commercial Mixed Use 12 Stories with Urban Limited Frontage (UL) and conditions. UDO Chapter 3 describes all mixed-use districts. For information on the Urban Limited Frontage, see Section 3.4.7. 

  • Proposed zoning conditions prohibit certain uses including drive-thru facilities and prohibit certain construction materials.
