The request to a mixed use district from a residential district would permit commercial uses on the site. The request maintains the historic overlay and neighborhood conservation overlay districts while including a detached frontage type. Zoning conditions prohibit certain uses otherwise allowed in NX and prohibit condos and apartments; require the maintenance of the existing structure in height and square footage; and require any new structures on the site to mimic the existing building in size, character, and scale of buildings in Historic Oakwood.
