Z-46-23: N Boylan Assemblage

This request would increase the number of residential units that could be built on-site and allow for a more intense mix of residential, office, and retail uses. It would also increase the maximum allowable building height from three to 12 stories and remove the North Boylan Neighborhood Conservation Overlay District (NCOD) from the site. The UDO specifies development standards for properties within the North Boylan NCOD, which apply to setbacks; building placement and entrances; maximum building height; and parking. The applicant is proposing a condition limiting certain commercial uses and limiting residential uses to multi-unit living.

  • Existing Zoning: OX-3-DE w/NCOD
    • The existing zoning is Office Mixed Use 3-stories Detached Frontage with a Neighborhood Conservation Overlay District (OX-3-DE w/NCOD). View UDO Section 3.1 for more information on Mixed Use Districts, UDO Section 3.4 for Frontages, and UDO Section 5.1 for Overlay Districts.
