Site Layout and Building Placement
As you respond, consider the following questions:
- Is the building line/placement along Fairfax Drive appropriate?
- Should a landscaped green space be provided off of North Pierce or North Queen Street?
- Along Fairfax Drive, is a 6-foot-wide sidwalk instead of an 8-foot-wide sidewalk acceptable?
Building Form and Height
As you respond, consider the following questions:
- Should the building massing along Fairfax Drive step-back above the 3rd floor?
- Should the building overhang the sidewalks?
- Would you support a taller building (up to 12 stories) if step-backs were provided?
Building Architecture and Historic Preservation
As you respond, consider the following questions:
- Should the architecture better incorporate elements of the Colonial Revival and/or Art Deco styles found in the neighborhood?
- Are the façade materials/colors/textures appropriate?
- Do you have comments on the proposed sign replicating the existing hotel sign?
- What (if anything) would you like to see in terms of historic preservation?
Transportation
As you respond, consider the following questions:
- Is the pick-up/drop-off area proposed along North Queen Street appropriate?
- Is the parking ratio (0.62 spaces per unit) appropriate?
- Are the sidewalk widths appropriate?
Landscaping
As you respond, consider the following questions:
- Should additional landscaped area be provided?
- Has the applicant introduced an appropriate amount of biophilic (the human instinct to connect with nature) elements?
Community Benefits and Other
- What are your priorities for community benefits? Note: the applicant is propsing LEED Gold and affordable housing.
- Share any other comments you have about the proposed plan.
