Land Use and Density

Building Height, Form and Architecture

Two diagrams show north/south and east/west cross sections of the proposed 16-story building. The main roof height of the proposed building is 413 feet, 4 inches. A mechanical penthouse rises an additional 14 feet.

 

A map shows the building heights recommended in the 2022 Courthouse West Special GLUP Study for the block adjacent to 2500 Wilson Boulevard to the west. The Courthouse West Special GLUP Study recommended building heights of 14 stories in the center of the adjacent block and heights of 4 to 6 stories on the edges of the adjacent block.

  • Given the proposed deviation of two stories above the maximum 14 stories as recommended by the Courthouse West Special GLUP Study, could 16 stories be appropriate at 2500 Wilson Boulevard?

    • 207 residential spaces (0.64 spaces/unit)
    • 10 visitor spaces (1 space/0.05 units for first 200 units)
    • 20 retail spaces​ (1 space/911 square feet)
  • 3 shared loading space​s
  • 149 bicycle parking spaces
    • 137 Class I bicycle spaces (136 residential and 1 retail)
    • 12 Class III bicycle spaces for visitors on North Barton Street and Clarendon Boulevard

Off-street Multifamily Parking Guidelines:

  • 97 residential spaces (0.3 spaces/unit)​
  • 10 visitor spaces (0.05 spaces/unit for first 200 units)​

A map shows the proximity of 2500 Wilson Boulevard to the Courthouse Metrorail station, stops for Metro and ART buses, and a grocery store (Whole Foods).   A graphic gives 2500 Wilson Boulevard several ratings. It is a walker’s paradise, where daily errands do not require a car, and has a walk score of 98. It has excellent transit that is convenient for most trips and a transit score of 70. It is very bikeable, with a bike score of 83. Biking is convenient for most trips.

Open Space and Landscaping
