This request would allow for a mixed-use commercial redevelopment of the property along Glenwood Ave, near the road’s intersection at Fairhill Dr. The request comes at the condition that certain uses be prohibited, among several other conditions.
Existing Zoning: OX-5-PK
The existing zoning is Office Mixed Use-5 stories (OX-5) with a Parkway frontage (PK). For more information on mixed use districts, see UDO Section 3.1. and for frontages see UDO Section 3.4.7.
Proposed Zoning: CX-5-PK-CU
The proposed zoning is Commercial Mixed Use-5 stories (RX-5) with a Parkway frontage (PK) and zoning conditions (CU). For more information on mixed use districts, see UDO Section 3.1 and for more information on frontages see UDO Section 3.4.7.
Proposed zoning conditions:
- Prohibits the following principal uses: Adult Establishment, Animal Care (indoor), Vehicle Fuel Sales, Vehicle Sales/Rental, Light manufacturing, Car Wash, and Vehicle Repair (minor and major).
A maximum of 2 bays of on-site parking with a single drive aisle shall be permitted between the building and Glenwood Ave.
At least one building on the property shall have a façade within 100 feet of Glenwood Ave and at least on building on the property shall have a façade located within 100 feet of Fairhill Dr.
