Background

In 2018, the City of Asheville acquired 29 Oak Hill with Affordable Housing Bond dollars. The property is 3.72 acres and is located off New Leicester Highway, approximately 0.6 miles north of the Patton Avenue/New Leicester Highway intersection. The site's zoning is RM-16, which allows for more units and multifamily units.

 

The site was previously used as a lot for towed cars and a place for dumping large tree stumps and natural materials. The City has completed geotechnical analysis and soil testing on the site. Because of the debris in the soil, it is not financially feasible to build larger, multi-story structures on the site. The property is better suited to single-family homes, duplexes, townhomes, or mobile homes.

Frequently Used Terms

Due diligence: a process to investigate a piece of property to make sure that important information is known about it before a sale is completed. Part of it could include appraisals, land surveys, title and deed research, environmental assessments, soil sampling, etc. 

RFP, or Request for Proposals: a process that asks organizations or businesses to submit their plans and prices for completing City projects

Site analysis: a process the City uses to look at the context and possible uses of a site. The site analysis looks at things like the location, neighborhood, history, zoning, topography, utilities, legal issues, and other important elements.
