The request would rezone the parcels from Residential-10 (R-10), Residential Mixed Use – 3 stories (RX-3), and Conservation Management (CM) to Residential Mixed Use – 4 stories (RX-4), allowing a broader mix of housing and limited office uses while maintaining a moderate development scale. This change would expand housing options to include townhouses, apartments, and live/work units beyond what is currently permitted under R-10 and would introduce opportunities for small-scale office or service uses that complement nearby residential areas. The request would also increase the allowable building height in the existing RX-3 district from three to four stories and remove the Special Residential Overlay District (SRPOD) designation. Portions of the CM-zoned land would become developable; however, environmental protections, such as tree conservation and stormwater management requirements would continue to apply under the City’s established standards.  

Existing Zoning: Residential-10 with Special Residential Overlay District (R-10 w/SRPOD), Residential Mixed Use, 3 Stories, with Special Residential Overlay District (RX-3 w/SRPOD), & Conservation Management with Special Residential Overlay District (CM w/SRPOD).
