This request would change the existing zoning conditions to (1) increase the maximum number of residential units from 260 to 400; and (2) require a minimum of 3.5 percent of total residential units to be designated as affordable units for households earning 80% or less of the Raleigh-area median income as determined by the US Department of Housing and Urban Development (HUD).

Proposed zoning conditions are a text change from Z-54-21. The conditions limit residential uses to a maximum of 400 units, building height to a maximum of 6 stories and 90 feet, prohibit uses that would otherwise be allowed by right, and a minimum of 3.5% of the total residential units shall be designated as restricted low-income affordable housing units.
