Project Description: Expansion of a Nonconforming Use for the conversion of two garages in the original existing 1950s 3-unit apartment building to 1) a second bedroom for one of the apartments and to 2) a separate studio apartment, resulting in a 4-unit apartment building. The overall square footage (1.960 SF) of the building has not increased, but habitable space has increased 480 SF due to the garage conversions. This application also includes an Appeal to Article 4.3.5.A.2.a. to allow for the retail use to utilize an on-site septic system in lieu of connecting to City of Loveland Sanitation, being reviewed under File No. 25-GNRL0587. This is also related to cases 25-ZONE3831 (Setback Variance) and 25-ZONE3833 (Site Plan).
