This request would allow neighborhood commercial uses and increase the number of residential dwelling units. Proposed zoning conditions would prohibit uses otherwise allowed in the Neighborhood Mixed Use base zoning district and require buildings be setback by at least 200 feet from the two properties east of the subject site.  

 

  • Existing Zoning: R-6 and R-10 

  • The existing zoning is Residential-6 and Residential-10 (R-6 & R-10). See UDO Section 2.1 for more details on Residential Districts. 

  • Proposed Zoning: NX-4-CU 

  • The proposed zoning is Neighborhood Mixed Use 4-stories-Conditional Use. UDO Section 3.1 for more details on Mixed Use Districts. Proposed Conditions can be found here.
