Multiple properties on New Bern Ave, Maitland Dr, and Bastion Ln (Z-73-22)

This request would increase allowable building height from 3 to 20 stories, remove the limit of 2 bays of parking between the building and the street, and reduce the number of industrial uses allowed on the site.

  • Existing Zoning: CX-3-PL and IX-3-PL with SHOD-2
    • The existing zoning is Commercial Mixed Use-3 stories (CX-3) with Parking Limited (PL) frontage and the property is part of a Special Highway Overlay District (SHOD-2). Raleigh’s UDO Chapter 3 includes details on all mixed-use districts. For more information on the Parking Limited frontage, see Article 3.4. For more information on overlay districts, see Section 5.3.1.
  • Proposed Zoning: CX-20-CU
    • The proposed zoning is Downtown Mixed Use-20 stories (DX-20) with zoning conditions (CU). Raleigh’s UDO Chapter 3 includes details on all mixed-use districts.
    • The proposed conditions prohibit use of the property as a cemetery.
