Final Feedback on Proposed RiverHouse Development
Final Feedback on Proposed RiverHouse Development
Note: The private development team has created the materials included below.
They are seeking your feedback on the final design between now and November 21.
As you continue reading through this online feedback form, please remember these key terms:
- LandBay N: The section of land in the RiverHouse project where this public space will go (in between Building N1 and Building N2).
- Building N1: Associated with the "interim condition," the first phase of development that includes 0.38 acres of public space.
- Building N2: Associated with the "final condition," the second phase of development that will need to include 0.62 acres of public space. Key design details and timeline are currently unknown.
You can find the applicant's full slide deck with detailed exhibits and renderings of the updated designs using this link.
The site is located between 1111 Army Navy Drive and 1400 South Joyce Street within LandBay N of the larger RiverHouse development. The design and development of the public space will be led by the applicant, JBG Smith. This development is associated with the construction of Building N1 identified in the RiverHouse Phased Development Site Plan. This space is identified in the Pentagon City Sector Plan as a key public space, one (1) acre in size, focused on providing casual use space and a portion of the Green Ribbon walking path network to the Pentagon City area.
A key feature of the Pentagon City Sector Plan is the "Green Ribbon," a recreational path network connecting all people in and around Pentagon City with park facilities and other destinations in 22202 and beyond. This RiverHouse site is meant to fit within the larger Green Ribbon network.
The site currently has surface parking above an existing garage serving the existing residential buildings at RiverHouse and has 33 feet of grade change across the site. This presents grading and accessibility challenges, and limits the applicant’s ability to provide the full 1 acre of public space required by the Sector Plan in the near-term. Because of this, the public space will be delivered in two phases.
The first phase, approximately 0.38 acre of the full one-acre space, will be delivered with the current final site plan for Building N1. The size and shape of this space, illustrated below, is based on the need to maintain existing parking on site for the existing RiverHouse buildings and grading challenges.

The applicant presented a draft of the public space design in the summer of 2025, and Arlington County Department of Parks and Recreation helped facilitate public engagement on this proposal. Those designs can be seen below for reference.
