Z-22-24: Wilmington St Assemblage
This request would allow for greater unit density for residential, office, and commercial uses, or combinations thereof. It would also increase the maximum building height from three (3) stories to seven (7) stories on the properties west of Mark Street, and five (5) stories on the properties east of Mark Street. The request would remove the South Park Neighborhood Conservation Overlay District (NCOD) and add the Transit Overlay District (TOD). Proposed conditions would prohibit the following uses: detention center, jail, and prison.
Existing Zoning: R-10 w/ NCOD
The existing zoning is Residential-10 with a Neighborhood Conservation District (-NCOD). See UDO Section 2.1.1 for more details on Residential Uses and UDO Section 5.4.3 for more information on Neighborhood Conservation District (-NCOD).
Proposed Zoning: OX-7-CU w/ TOD & RX-5 w/ TOD
The proposed zoning is Office Mixed Use-7 stories-Conditional Use with a Transit Overlay District (-TOD) and Residential Mixed Use-5 stories-Conditional Use with a Transit Overlay District (-TOD).
