The request would rezone the site to one cohesive zoning district with conditions. The base district for all three sites would remain the unchanged. Height on the 322 W Davie St site would increase to 20 stories, matching the 20-story allowance on 307 W Mart St & 311 Commerce Pl. The request would also remove the Shop Frontage from the 322 W Davie St site. Proposed zoning conditions require the facade of the contributing historic structure(s) on 307 W Martin St and 311 Commerce Pl to be preserved or replaced if disturbed or damaged during construction. Other conditions prohibit certain uses otherwise permitted in DX.
