  • The existing zoning is Office Mixed Use 12 stories (OX-12) with Urban Limited frontage (UL) and conditional uses (CU). For information on mixed districts, see UDO Chapter 3. Details on the Urban Limited frontage are in UDO Section 3.4.7.
  • Existing conditions
    • Limit permitted uses to overnight lodging with a maximum of 288 units; office use with a maximum of 75,000 square feet of gross floor area; and retail sales with a maximum of 28,000 square feet of gross floor area. Gift shops and dining services that are integral to overnight lodging are excluded from the retail cap.
    • Require dedication of a transit easement prior to the issuance of a building permit
    • Require the developer to provide a transit shelter or pay a fee-in-lieu of a transit shelter prior to the issuance of a certificate of occupancy.

• Proposed Zoning: OX-12-UL-CU
  • The proposed base zoning is the same as the existing zoning above.
  • The proposed conditions limit permitted uses to overnight lodging with a maximum of 288 units; office use with a maximum of 75,000 square feet of gross floor area; retail sales with a maximum of 28,000 square feet of gross floor area; and residential use with a maximum of 400 units. Gift shops and dining services that are integral to overnight lodging are excluded from the retail cap and up to 6,000 square feet of retail sales or restaurant/bar uses may be included with residential and office use.
