The request would rezone approximately 1.61 acres from Residential-4 (R-4) to Residential Mixed Use, 3 Stories, Conditional Use (RX-3-CU). While RX-3 typically allows higher-density residential and limited mixed-use development, the proposed conditions cap the site at 20 dwelling units, prohibit retail uses, and disallow apartment buildings. As conditioned, the rezoning would maintain a low-density, exclusively residential development pattern, similar to what could occur under R-4, while providing greater flexibility in residential building types and site design.
