Phase 4: Draft Crozet Master Plan Review
We invite you to review the draft Crozet Master Plan and share your feedback!
This document is based on collaborative work with community members, staff research, and site analysis over the past two years.
The Crozet Master Plan includes 5 chapters:
- Introduction: This chapter includes information about Crozet's history, Crozet today (including existing conditions and demographics), the Master Plan update process, as well as key challenges and opportunities.
- Transportation: This chapter includes Future Bike and Pedestrian and Street Network maps, street typologies, as well as recommended transit, pedestrian, cyclist, and vehicular improvements.
- Land Use: This chapter includes a Future Land Use Plan with designations for each property in Crozet. These designations are different than zoning, and do not carry the force of law; they are recommendations used to inform future policy changes such as zoning map amendments or zoning text amendments. This chapter also includes urban design guidance, descriptions and designations of centers of activity, and policy and planning recommendations.
- Conservation: This chapter describes and identifies locations for parks and trails in Crozet with several maps. It also includes descriptions and maps of Crozet's natural resources and provides recommendations for future parks, trails, and natural, cultural and scenic resource conservation.
- Implementation: This chapter includes all of the recommendations for specific projects included in the previous chapters, with descriptions and cost and timeline estimates. It identifies 'Catalyst' projects with anticipated completion or substantial work within 10 years, and long-term projects for work within 10-20 years. These projects implement the Guiding Principles and Goals in the Transportation, Land Use, and Conservation Chapters.
This questionnaire will ask you to rate the alignment of each chapter to the Guiding Principle and invites you to provide specific comments on the draft document through the link below.
How We Will Use Your Feedback
Results from this questionnaire will be shared with the Planning Commission and Board of Supervisors as part of the review process for the Crozet Master Plan Update. The Board of Supervisors will provide final direction and approval on the Crozet Master Plan.

Share specific ("line-by-line") comments and questions
Access the draft, then follow these instructions:
- Type in your first and last name as a "guest" when leaving comments.
- To leave a comment, use the "Add a sticky note" or "Highlight" tools on the toolbar at the top of the website.
- Add a sticky note: After clicking this button, place the sticky note on the page in the location that you would like it to be associated with. Type your comment and click "Post" to submit.
- Highlight: Highlight the portion of text on which you would like to comment. A comment box will pop up on the panel on the right side of your screen. Click "Post" to submit.
- Do not use the Strikethrough or Scribble tool so that others are able to read and comment on the text.
- We encourage you to reply to existing comments if you have a similar comment or would like to add to it.
About Master Planning
A Master Plan is a collaboratively developed document that describes a community’s vision for future development, using text, maps and diagrams. In Albemarle County, Master Plans are used to guide future public and private development and to coordinate and prepare more detailed plans. This is a draft of the third update to the Crozet Master Plan.
How to Participate
In addition to this online questionnaire, we invite you to participate in the Crozet Master Plan update by attending the following upcoming events and meetings:
- Community Pop-Ups
- County staff will be available to share information, answer questions, and listen to comments at two pop-up events on Thursday, June 17th:
- Crozet Library from 2:30 - 4:00 p.m.
- The Square (near Fardowners and The Hardware Store) from 4:30 - 6:00 p.m.

- Planning Commission Work Session (Full Draft Review) held virtually via Zoom on Tuesday, June 22nd at 6:00 p.m.

- Planning Commission Public Hearing held virtually via Zoom on September 14, 2021 at 6pm
- Board of Supervisors Public Hearing held virtually via Zoom on October 20, 2021 at 6pm
