City of Sault Ste. Marie: Gentle Density
Gentle density refers to modest and incremental housing developments within existing neighbourhoods. Examples of gentle density developments include the conversion of single-detached homes to create multi-unit dwellings, and the construction of multiplexes, which are purpose-built structures containing two to four self-contained units (duplexes, triplexes and fourplexes).
There are many benefits to gentle density, including: boosting housing supply, improving affordability, optimizing land use and infrastructure, reducing outward expansion of growth, supporting local businesses and communities, flexibility for homeowners, and provides additional options for those who want to "age-in-place".
The City welcomes participation in the development of policies related to Gentle Density and Regulatory Flexibility from all residents interested in the future of housing. Your insights, perspectives and feedback will be used to shape the zoning by-law amendments that will be presented to Council in early 2024.
